Recentemente e finemente ristrutturata, Casa Il Riccio è una tipica villetta mediterranea, caratterizzata da volte a botte e una vista sul mare eccezionale. Vanta un ampio giardino, all’ombra di un colorato e profumato pergolato di limoni, completamente attrezzato con tavolo per esterno e BBQ, oltre che da un’ampia area solarium con piscina idromassaggio, riscaldata: ideale per rilassarsi e godere della vista mozzafiato. La posizione è privilegiata: nel cuore di Praiano, a pochi passi da ristoranti, spiaggia, fermata dell’autobus, supermarket e palestra. Casa Il Riccio è la soluzione ideale per un gruppo di sei persone ed è disposta su piano superiore ed uno inferiore non collegati e con accesso indipendente. Il piano superiore è composto da una suite di ampia metratura con cucina ad induzione, zona living e accesso al bagno dotato di vasca. Il piano inferiore è dotato di due camere da letto matrimoniali, due bagni e angolo cottura. L’aria condizionata è presente in tutte le camere e il Wi-FI è disponibile in tutta la casa.
La struttura è organizzata su tre livelli:
Zona Giardino - si accede al giardino attraversando la scala pubblica:
- Giardino di 70 mq - vista mare- arredato con ampia vasca idromassaggio e area solarium, tavolo per mangiare all’aperto e zona BBQ; N.B. la piscina ha bisogno di circa 24 ore per riscaldarsi.
- Bagno a servizio dell’area piscina, con doccia;
Piano superiore con accesso indipendente
- Accesso su un’ampia suite.
- Cucina a vista (completamente attrezzata) con accesso al balconcino vista mare;
- Ampio bagno con vasca, antistante la zona living;
Piano inferiore con accesso indipendente
- Terrazza esterna coperta, vista mare, accessibile dalle camere da letto;
- Camera da letto matrimoniale interna con bagno in camera;
- Camera da letto interna con bagno esterno.

Casa Il Riccio si trova sul lato est di Praiano ed è centralissima: a pochi passi da bar, ristoranti, negozio di alimentari, spiaggia è fermata dell’autobus. Per raggiungere la casa è necessario percorrere un sentiero di circa 150 metri e circa 10 gradini. È possibile prenotare il servizio bagagli, a pagamento. Il parcheggio privato a pagamento è disponibile a circa 300 mt, su richiesta.

The house had a nice layout providing privacy and comfort for our family group of six. The garden was beautiful and expansive with fruit trees and more fabulous views and a hot tub. The place was in a beautiful area that was close to the local bus stop, and a 15min walk from a great beach (lots of steps but very doable.) the “lemon grove area” was a separate entrance, however there is a great outdoor table off the kitchen where we spent a lot of time and had a beautiful view. The place did have a lot of ant problems, mostly outside, which we were provided sprays for, and is common in the area by the coast. The place was also a bit moist, which we did have a dehumidifier in the one room. The beds were also pretty stiff as well as the linens. Francesco from SMAAC was an excellent host and communicator and helped immensely, giving us recommendations and setting up transportation. He always responded almost immediately. Overall for the price, I would’ve expected a bit nicer place. Nonetheless we had a great stay, was in a beautiful area, and the host was available for all our needs.

Apartment was infested with ants when we arrived, it took several days for us to clear them out. There were long dust filaments on the ceiling in the bathroom. We would expect these 2 items to be taken care of before we arrive in the future.

The villa was spacious, beautifully decorated and had all the amenities we could possibly need for a comfortable stay. The location was perfect for exploring the area and the views were absolutely breathtaking. We enjoyed lounging by the hot tub, cooking meals in the fully equipped kitchen and spending quality time together in the cozy terassa. The property was immaculately clean and well-maintained, and the property manager was always available to answer any questionsaddress any concerns we had. Overall, our stay at this villa was nothing short of perfect and we can't wait to return for another relaxing getaway. We highly recommend this villa to anyone looking for a luxurious and memorable vacation experience.

I would give this a 4.5 stars if I could. The host, SMAAC, and more importantly, Francesco were great. Very responsive to all questions and concerns. The place was as expected in the description. They also helped to set up a car service to and from the villa from Naples. They also set up an all day boating excursion to the Isle of capri, which I highly recommend. The hot tub was great and so was the location of the villa. I warn those that have trouble walking stepshills, there is about a 20 story hike to the beach. (Ramps and 174 steps). We knew to expect that coming to the Amalfi Coast. There is a bus service to all the areas of the coast, but again those that are not used to Italian public transportation, it gets congested and motion sickness is common. There are only two suggestions I would make. 1. The king bed in the upper villa needs improved. 2. The garbage sorting is confusing with the different colors. Other than that, this host and the Amalfi coast were spectacular!

He was so helpful with assisting us in boat rentals and drivers as well as any needs at the home, he was quick to handle any issues that came up. I would highly recommend SMAAC if you want to be sure that you will be taken care of.

To reach the apartment you walk down a picturesque pedestrian only street about the width of a sidewalk, it’s maybe a 3 minute walk from and street. You can tell someone sort a lot of time designing this villa and making it great for vacationing. Francesco was very proactive and helpful. We would highly recommend.

About the humidity, the main feature of the houses of the Amalfi Coast is that they are built-in the rock: this is typical of the area and makes the place magical, but has as a negative note that if you do not leave the house ventilate the smell of moisture could be felt. Finally, as for the location, Praiano does not have a real center: this ensures maximum peace of mind even in periods of greater affluence. The house is however within walking distance of restaurants, bars, grocery, gym, ATM, bus stop and about 10 min walk from the beach. We hope to accommodate you again. Thank you, Enza from SMAAC

Praiano itself is a sublime location that meets all the Amalfi Coast requirements, without the boatloads of tourists ferried in every day. Would happily stay here again, and again.

I have never had better communication with a stay as I have with this one. The house is reasonably easy to get to, not too many stairs, and directly next to the bus stop for the regional area. The home is basically two separate apartments on top of each other with a shared terrace that is gigantic with a lovely Jacuzzi and view. Francesco provided us with a guest guidebook that included all the information necessary and offer to help us with tours as well. I will say beware that the area is extremely hot right now and crowded, so visitors must be prepared. A wonderful restaurant exist. Just up the street from the bus stop that is called La Palestra. It looks simple from the outside, but the service you will get as well as the food is unparalleled. In my opinion, stay away from the larger restaurant just up the hill above the grocery store. Francesco and his associates were excellent communicators and always available for information and help.

Great location and awesome place. Praiano was great because it’s away from the crazy crowds in Positano, Amalfi and Capri. Easy to access restraints and the water. The place was clean, modern and comfortable. AC worked great. Garden area was awesome.vedi di più

The apartment - actually 2 apartments on two levels, as there were 5 of us and had 3 bedrooms, were very clean with great views of the ocean. The photos are representative, the spa and lemon grove are on another level to the left, not on either of the apartments balcony, but still beautiful & convenient. So happy we were in Praiano, as Positano was uncomfortably crowded. The apartments are in a great location with some lovely restaurants around and walkable to the marina. A handful of steps from the apartment to the path, takes you to the local bus stop, and just up the road from there, a very handy corner store (Marino Tutto per Tutti) with some great local cheeses, meats, wines etc. Francesco was a great host, friendly & super responsive facilitating all our requests.

Villa was located in a beautiful part of the Amalfi coast, much quieter than Positano but still easy get to all the local sights, a local bus and supermarket is located very near by. Villa was easy to access with not very many steps to get to it - a big bonus in this part of the world. The Villa was clean and comfortable, 2 separate villas on top of each other so good for two couples + family. The lower villa is a little "damp" due to no windows in the bedrooms but this may be common in this area where the villas are built into the hillside. The hot tub was excellent and a great way to relax after climbing the many steps returning from the beach. Beautiful views.

Casa Elena è un appartamento accuratamente restaurato e arredato con mobili di pregio, parte di un'antica villa del XVII secolo con archi e colonne. Le ampie terrazze sul mare sono il punto forte della villa: una di queste gode di una vasca idromassaggio riscaldata, con vista sul mare. La posizione è strategica: la fermata dell'autobus è proprio di fronte e i migliori ristoranti sono a pochi metri di distanza.
La proprietà è organizzata su due livelli:
PRIMO PIANO include:
• Ampia terrazza, vista mare, con tavolo e sedie per sei, sedie a sdraio, barbecue, doccia esterna e vasca idromassaggio riscaldata ( aperta tutto l'anno) N.B. la piscina ha bisogno di circa 24 ore per riscaldarsi.
• Patio panoramico, accessibile da ogni camera da letto e zona living con tavolo e panche per mangiare all'aperto
• Ampio soggiorno e zona pranzo, con divano letto doppio (160x190)
• Cucina con lavastoviglie - non abitabile
• Due ampie camere da letto matrimoniali (misura letto160x190), con accesso al patio anteriore e vista mare
• Due bagni con doccia
ZONA SOPPALCATA, con due letti singoli (non unibili).
La casa è facilmente accessibile, con circa 35 gradini dalla strada principale; include un parcheggio recintato (a pagamento) collegato alla proprietà.

La Casa di Nonno Mario è un affascinante e tranquillo rifugio, perfetto per coloro che cercano una fuga romantica o una vacanza con gli amici, immersi nella bellezza naturale di Praiano. Situata sul lato ovest del villaggio, la casa offre una vista mozzafiato su Positano e l'Isola di Capri, con una terrazza panoramica dove è possibile godere di splendidi tramonti sul mare. Recentemente ristrutturata, la casa vanta interni freschi e luminosi, arredati con gusto, e dispone di un ampio giardino con un'area barbecue per pranzare all'aperto.
Per raggiungere la casa, sarà necessario salire circa 60 gradini, parte del caratteristico percorso pedonale che passa accanto alla suggestiva Chiesa di San Gennaro. Per coloro che hanno problemi di mobilità o che trasportano bagagli ingombranti, questo potrebbe rappresentare una sfida, quindi si consiglia di pianificare il vostro arrivo tenendo conto di questo aspetto.
La casa si sviluppa su tre livelli:
Primo Livello:
• Zona living con divano letto e cucina in muratura (molto fresca, quindi non è previsto l'aria condizionata)
• Area giardino anteriore con tavolo per 6 persone, barbecue e vista sul mare
Secondo Livello - Soppalco:
• Camera matrimoniale con balcone panoramico
• Bagno con doccia
• Lavanderia
Terzo Livello:
• Terrazza panoramica con vista su Capri e Positano, accessibile da entrambe le camere
• Cucina completamente attrezzata (senza lavastoviglie)
• 2 camere matrimoniali (letto 160x190) con vista sul mare e accesso alla terrazza
• Bagno con doccia
La Casa di Nonno Mario si trova sul lato ovest di Praiano, a poca distanza a piedi dai principali servizi del villaggio. Oltre a ristoranti, bar e negozi di alimentari, è possibile raggiungere facilmente le fermate degli autobus locali e SITA, un bancomat e l'ufficio turistico.
Parcheggio: La casa non dispone di parcheggio privato direttamente sul posto, ma è disponibile un'area di parcheggio a pagamento a circa 800 metri di distanza, che dovrebbe essere prenotata in anticipo. Sebbene questo possa rappresentare un piccolo inconveniente, la distanza è facilmente percorribile a piedi e il parcheggio privato offre la sicurezza di un posto riservato per tutta la durata del vostro soggiorno.
Trasporti pubblici: I collegamenti di trasporto pubblico, inclusi gli autobus locali, possono variare a seconda dell'orario e della stagione. Durante l'alta stagione, il servizio potrebbe essere più affollato o meno puntuale. Per una maggiore comodità, possiamo suggerire opzioni alternative, come i servizi di taxi, che possono essere prenotati in anticipo.
